Essential Study Books for the Massachusetts Real Estate Exam

This six-week study plan is designed to help you prepare effectively for the Massachusetts real estate exam. It covers key topics, laws, and practices to ensure you have a comprehensive understanding and can confidently tackle the exam. 

You will need as many practice questions as possible to ensure you get a passing score. These two books are your best resource for passing the test!

Six Week Study Plan

In order to pass the exam within six weeks, you must begin your study process the same day you start your 40 hour course. Every student learns differently but for me and most of the students I've worked with, the plan I outline below has been foolproof.


Time-block then Divide & Concur:

First you need to plan to spend between 1-3 hours per day on the task of absorbing as much real estate information as possible. Depending on how quickly you read or take tests, you may need more or less within that range.

Once you've scheduled that time every day for six weeks, it's time to separate the study material in to sections. Personally, I would do one to two units per day. Begin by reading the chapter and then immediately taking the practice questions at the end of each chapter. There are only 18 units so this won't take you the whole six weeks.


Take a Practice Test

If you do one unit per day you should complete the material within 2-3 weeks. Once you get to this point it's time to take the practice exam. If you studied hard and paid attention in your class, you should get at least a 60-70% on your first exam. These test questions are designed to test your knowledge and ability to interpret the law; wrote memorization will not work for everything. Most people need to take a few practice tests before they can start using their knowledge effectively. Don't feel bad if you do poorly the first time - especially if it's been a while since you've taken a test!


Repeat the Material

Regardless of how well you did on your practice test, it's time to rinse and repeat! Take another 2 weeks to cruise through each unit and take more practice questions. Be sure to review your mistakes and fully understand why you got questions wrong so you won't in the future. 

The study guide that came with your class will not be enough, you absolutely must use additional practice questions and exam books, these are cheap and easy to find on Amazon, here. They are the only thing I used to study and pass both my salespersons and broker's license exams.


Take More Practice Tests

After a second round of studying you should be nearing the end of your six weeks and hopefully you have your application approved and exam scheduled. You should be scoring at least 85-90% correct by now an will be in great shape to take the exam.


Rest Well and Pace Yourself

Give yourself a practice exam two days before you real test and then take a day off, give your brain a break. Get some good rest, don't drink or stay up late. The day of the est be sure to pace yourself well. Don't rush and take notes of any questions you may want to go back to. Don't get hung up on any for more than a 2 minutes for your first pass through. The exam allows you to go back to questions before moving on to the next section.

If you followed this plan and put a strong effort in, you'll definitely pass! Be sure to bring all the documents and payments you need to the testing center and please, please, read all the instructions ahead of time so you don't forget anything and aren't scrambling the day of the exam. Oh and get there 30 minutes early.
